Artemis Atelier construction project

The question every diaspora client asks

“If I send money to Nigeria, how do I know the work is actually being done?”

Will they disappear with my money?

You never pay ahead of the work

Each payment covers one stage. It is only due after our inspection team has checked the previous stage, and you can bring in an independent inspector too.

Will they inflate the cost of materials?

Every cost is on an open book

An itemised BOQ: every bag of cement and tonne of rebar, checkable against our live material price tracker.

Will they use inferior materials?

Materials are inspected, not assumed

Rebar sizes, block quality and concrete cube tests are checked at the stage gates.

Is the project actually progressing?

You can see the site any day

A live camera, dated weekly reports, drone or video walk-rounds, and your own client portal.

Building from abroad

You make the decisions from where you live. We do the work on the ground and show you the proof at every step.

LondonUKNew YorkUS EastTorontoCanadaLagosWAT · UTC+1
  1. Step 1

    Free call

Tell us your plot, budget and timeline, on video or WhatsApp at a time that suits your time zone.

  2. Step 2

    Land and site check

Send the documents. We check the plot, access and soil, and work with your lawyer on the title.

  3. Step 3

    Design and approvals

Approve the design and 3D visuals on video calls. We prepare the drawings and permit application.

  4. Step 4

    BOQ and contract

Review every line of the open-book BOQ, then sign a contract with stages and inspections built in.

  5. Step 5

    Build, watched live

Follow the live camera and weekly reports. Pay each stage only after it has been inspected.

  6. Step 6

    Handover

Receive the keys, as-built drawings, certificates and a 6–12 month defects period.

Calls are booked Monday to Saturday, 09:00–17:00 Lagos time. Lagos has no daylight saving, so the gap to London and North America changes by an hour twice a year.

How your money is protected

Five layers between your money and the site

Each layer catches what the one before might miss. Together they mean you never pay for work you haven’t seen.

Your money
  1. Stage payments

You pay for one stage at a time, never ahead of the work.

  2. Inspection

Every stage is checked before you pay: by our team, an independent firm, or your own inspector.

  3. Open-book BOQ

Every bag of cement and tonne of rebar itemised, so you can compare with market prices.

  4. Insurance

Contractor’s all-risk cover with a NAICOM-licensed insurer you choose, in your name.

  5. Written contract

Scope, payments, changes and disputes agreed in writing before work starts.

Your site
Insurance cover depends on the policy issued. Your signed contract sets the payment schedule and inspection plan.

Inspection before every payment

Who checks your build? You choose.

Every stage is inspected before you pay for the next one. Use our team, add an independent firm, bring your own inspector, or combine them.

Option A · Included in every build

Our inspection team

Checks each stage against the drawings and sends you the report before the next payment is due.

  • Engr. J.O. Owolabi · Chief inspector
  • Arch. E.A. Nwabueze · Adjunct inspector
  • Engr. Bello Hasani · Inspector

Option B · Independent of Artemis

An independent firm from our panel

Choose one of three to four outside COREN-registered firms to check the stages you want, for a second opinion that doesn’t work for us.

  • Panel firm · being appointed · Structural and concrete works
  • Panel firm · being appointed · Building services (electrical and plumbing)
  • Panel firm · being appointed · General building and finishes
  • Panel firm · being appointed · Quantity surveying and valuations

Firms are named here as each agreement is signed.

Option C · Your choice

Bring your own inspector

Any qualified engineer or surveyor you choose. We give them site access at each stage gate and share the drawings and bill of quantities; their fee is paid by you.

  • Your engineer, surveyor or architect
  • Site access at every stage gate
  • Drawings and BOQ shared with them

Whoever inspects, the rule is the same: no report, no payment. See the stage gates

Independent and client-appointed inspection fees are agreed separately. Inspection plans are written into your contract.

An extra layer of protection

Your project, backed by insurance.

Alongside our reporting and stage inspections, you insure your project with a NAICOM-licensed insurer of your choice. We give them the drawings, BOQ and programme they need, and the policy for contractor’s all-risk and public liability cover is issued in your name. The insurer and policy are confirmed in writing in your contract.

Coverage is subject to the terms, conditions, exclusions and deductibles of the policy issued. We walk you through exactly what is covered before your first payment.
